By accessing the Site or submitting any inquiry, you agree to be bound by these Terms and by our Privacy Policy. If you do not agree, do not use the Site.
2. Our Role: Lead Generation Service
The Site is a lead-generation service that connects borrowers with participating hard money lenders who may be able to provide financing. We do not make loans, extend credit, take loan applications, issue loan commitments, set rates or terms, or make any credit decisions. All underwriting, approval, pricing, and funding decisions are the sole responsibility of the participating lender, in its discretion and subject to its own criteria.
3. No Offer or Solicitation
Content on the Site is provided for general informational purposes only and does not constitute an offer, solicitation, commitment, advertisement for credit, or agreement to provide a loan. Submitting your information does not guarantee that you will be matched with a lender or that you will receive a loan offer, and any indication of potential financing is subject to the participating lender's full underwriting and documentation.
4. Eligibility
You must be at least 18 years old and able to form a legally binding contract to use the Site. You agree to provide accurate, current, and complete information in any inquiry you submit, and to update that information promptly if it changes. Submitting false, misleading, or incomplete information may result in rejection of your inquiry.
5. Your Consent to Be Contacted
By checking the consent box and submitting the contact form, you provide your prior express written consent for one or more participating lenders to contact you at the phone number and email address you provided, including by autodialer, prerecorded or artificial voice, SMS/text message, and email, regarding your financing inquiry. You understand that your information will be shared with one or more participating lenders who may contact you. Consent is not a condition of receiving any services or obtaining a loan. Message and data rates may apply, and message frequency varies. You may opt out at any time by replying STOP to any text message or by calling (619) 848-1256. A current list of participating lenders is available upon request.
6. Equal Opportunity
We connect borrowers with lenders who are Equal Opportunity Lenders. Participating lenders do not discriminate on the basis of race, color, religion, national origin, sex, familial status, disability, marital status, or age.
7. Acceptable Use
You agree not to:
- use the Site for any unlawful, fraudulent, or deceptive purpose;
- submit information that is not your own or that you are not authorized to provide, or that is false or misleading;
- interfere with the operation of the Site, attempt to gain unauthorized access, or probe or test its security;
- scrape, harvest, or collect data from the Site without our prior written consent;
- transmit viruses, malware, or other harmful code.
8. Intellectual Property
The Site, including all text, graphics, logos, images, and software, is owned by Lead Skills, LLC or its licensors and is protected by intellectual property laws. You may view and use the Site for your personal, non-commercial use. You may not reproduce, distribute, modify, or create derivative works without our prior written permission.

The Site may contain links to third-party websites or services, including those of participating lenders. We do not control, endorse, or assume responsibility for the content, practices, or policies of any third party. Your interactions with third parties are governed by their own terms and privacy practices.
10. Disclaimers
THE SITE AND ALL CONTENT ARE PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS, WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, ACCURACY, OR UNINTERRUPTED OPERATION. WE DO NOT WARRANT THAT YOU WILL BE MATCHED WITH A LENDER, THAT ANY PARTICIPATING LENDER WILL CONTACT YOU, OR THAT YOU WILL RECEIVE A LOAN OFFER.
11. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, LEAD SKILLS, LLC, ITS OFFICERS, EMPLOYEES, AND AFFILIATES SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, OR GOODWILL, ARISING OUT OF OR RELATED TO YOUR USE OF THE SITE, YOUR SUBMISSION OF AN INQUIRY, OR ANY COMMUNICATIONS WITH PARTICIPATING LENDERS, WHETHER BASED ON CONTRACT, TORT, STRICT LIABILITY, OR OTHERWISE.
12. Indemnification
You agree to defend, indemnify, and hold harmless Lead Skills, LLC and its officers, employees, and affiliates from any claims, liabilities, damages, losses, and expenses (including reasonable attorneys' fees) arising out of or related to your use of the Site, your submissions, or your violation of these Terms or any applicable law.
13. Governing Law
These Terms are governed by the laws of the State of California, without regard to its conflict of laws principles. You agree that any dispute arising out of or relating to these Terms or the Site shall be resolved exclusively in the state or federal courts located in San Diego County, California, and you consent to the personal jurisdiction of those courts.
14. Changes to These Terms
We may update these Terms from time to time. When we do, we will post the updated version on this page and update the effective date. Your continued use of the Site after changes are posted constitutes acceptance of the updated Terms.
